WHOLE HOUSE PROJECTS
Design and Build in Swanland
Swanland briefs are often bigger than an extension. Remodel the whole house, replace a tired rear wing, occasionally build a new one on a plot. Those projects have too many moving parts to run through two separate appointments.
Larger Schemes
remodel, replace or rebuild.
The first question on a substantial project is rarely what to build. It is whether to keep what is there. A house with a sound structure and a bad plan is usually worth remodelling, because the shell is the expensive part and the layout is not. A house with a failing rear wing, poor thermal performance and a plan that fights the garden is a different calculation, and sometimes replacing part of it is both cheaper and better.
That answer changes the planning route as well as the cost. Remodelling and extending is a householder question. Demolition and replacement, or a new house on a plot, is a full application judged against different policies, with more attention to design, scale, access and impact on neighbours. Deciding which route you are on before drawings start is worth more than any amount of design flair afterwards.
Because the practice holds the construction as well, that advice is not theoretical. We are giving a view on what we would have to build and price, not on what would look interesting on a drawing. The build quoted initially is the one we stick to, which concentrates the mind at the point the decision is made.
- Honest comparison of remodelling against partial rebuild before drawings start
- New build houses on infill and garden plots where policy allows it
- Whole house reconfiguration, including structural remodelling
- Thermal performance and services strategy treated as design decisions
- One appointment covering survey, design, approvals and construction
Our Process
how we work.
Consultation
A visit to the property, and an honest first view on whether remodelling or rebuilding is the better answer.
Brief
Scope, priorities and the working figure written down before design time is spent.
Pre-Application
On substantial schemes, East Riding of Yorkshire Council's early view is usually worth having.
Planning
Full application, statements and officer correspondence handled by the designer.
Building Regulations
Structure, thermal performance, drainage and fire designed and approved before pricing.
On-Site Oversight
A long programme run by one practice, with the architect on site throughout.
Swanland
bigger projects need fewer parties.
The larger the project, the more interfaces there are for it to fall through. One practice holding the design and the build removes the one that matters most.
A Village Setting
designing in swanland.
Swanland is a village with a distinct core and generous plots around it, which produces two very different planning conversations. In and around an older village core, if a conservation area applies, the assessment turns on character, materials and how a proposal reads from the public realm. On the larger plots further out, the argument is about scale, distance to boundaries, overlooking and whether a substantial new element sits comfortably in a spacious setting rather than dominating it.
Mature planting is a real constraint in a village like this. Trees can carry preservation orders, and any tree within a conservation area is protected by default, so a layout has to be designed around root protection areas rather than adjusted after an objection. We check the designation, the trees and the site levels before proposing a footprint.
- Conservation area status confirmed for the specific address
- Protected trees and root protection areas designed around, not discovered
- Scale, mass and boundary relationships tested before submission
- Materials specified for the setting and then actually ordered by us

Running A Long Project
what changes when the build is months not weeks.
On a long programme the coordination burden is what breaks people. A whole house project involves a structural engineer, a series of trades in strict order, long lead items that have to be ordered against dates rather than progress, building control inspections at defined stages, party wall notices where the Act applies, and a stream of decisions that each hold something else up. On a split appointment all of that lands on the client.
We hold it. Trades are appointed and sequenced by the practice, the engineer is coordinated by us, the inspections are booked and attended, and you get decisions to make rather than logistics to run. Where the household is living elsewhere during the work, the programme is written around that too, because an extra month somewhere else is a real cost that belongs in the plan.
- Trades appointed, programmed and supervised by the practice
- Structural engineering and specialist consultants coordinated for you
- Long lead items ordered against the programme
- Party wall notices, inspections and certification all handled

Questions
design & build in swanland, answered.
Which council covers Swanland?
East Riding of Yorkshire Council. The village sits outside the Hull city boundary, so the East Riding local plan applies. On larger or more sensitive schemes an early written view from the council before the full submission is often worth the fee.
Is it better to remodel or to rebuild?
It depends on the condition of the shell and the quality of the plan. A structurally sound house with a poor layout is usually worth remodelling because the expensive part is already there. A failing rear wing with bad thermal performance can be cheaper to replace than to patch. We give a view at the consultation.
Do you build new houses as well as extensions?
Yes, on infill and garden plots where policy allows it. A new dwelling is a full application rather than a householder one, judged on design, scale, access, amenity and highways, so the planning conversation is a different and usually longer one.
Are there protected trees in Swanland?
There can be, and mature village plots are exactly where preservation orders tend to be found. Every tree inside a conservation area is protected by default. We check before fixing a footprint, because moving a building away from a root protection area late is expensive and moving the tree is not an option.
How is the cost controlled on a big project?
The same way as on a small one, by completing the technical design before construction is priced. On a larger scheme that discipline matters more, not less, because there are more decisions to leave open and more places for a variation to appear. The build quoted initially is what we stick to.
Do we have to move out?
For a whole house remodel, usually yes for at least part of it, and we would say so at the brief stage rather than later. For an extension, generally not, because the new structure is built and made watertight before the existing house is opened into it.
How long does a substantial project take?
Design and approvals typically run a few months, longer where a full application rather than a householder one is needed. Construction on a whole house project runs to months. You get a written programme with the design so the temporary living arrangements can be planned properly.
Who appoints the structural engineer?
We do, as part of the appointment. Steel sizing, foundation design and temporary works are settled during the technical design stage, which is exactly what allows the construction to be priced accurately rather than estimated.
Can you improve the thermal performance while you are at it?
Yes, and on a substantial remodel it is usually the right moment. Insulation strategy, airtightness, glazing specification and ventilation have to be designed together rather than bought separately, because improving one without the others can create problems rather than solve them.
Do you cover the villages nearby?
Yes. North Ferriby, Brough, Kirk Ella, Hessle and Willerby are all within the normal working area, along with Beverley and Kingston upon Hull. Most fall to East Riding of Yorkshire Council, so the policy framework is shared.
What if the planning application is refused?
The decision notice sets out the reasons, and those reasons are the route back. Most refusals concern a specific element rather than the principle, so an amended scheme addressing them can usually be resubmitted, normally without a further council fee within twelve months.
Can we see options before the design is fixed?
Yes, and on a project of this size you should. The brief stage exists so the scheme is tested against what you actually need. Seeing two or three genuine approaches early costs far less than changing direction after an application has gone in.
