DRAWN AND BUILT BY THE SAME PRACTICE

Design and Build in Kirk Ella

Ask anyone who has extended a house what happened to the good bit of the design. It usually got simplified on site, by somebody with a reason. In Kirk Ella the person defending that detail is the person who drew it.

Design Integrity

how good schemes get quietly diluted.

It rarely happens in one decision. A flush eaves detail becomes a standard verge because the drawing did not say enough and nobody asked. A slim aluminium frame becomes a fatter one because it was in stock. A brick is substituted for something close enough on a phone call you were not part of. Individually each change is small and defensible. Together they are why the finished building looks nothing like the thing you agreed to.

The traditional split appointment almost guarantees it. The architect's involvement usually thins out after approval, the contractor is pricing against his own read of the drawings, and the only person who can say whether a substitution matters is not on site. So the substitution happens, and it happens on the items that carry the character of the scheme rather than on the structure.

Because we hold the design and the construction, that gap does not exist. The detail is drawn properly, specified properly, ordered by the same practice and checked on site by the person who decided it in the first place. If something genuinely cannot be built as drawn, that is our problem to redesign rather than a change for you to fund.

  • Junction and eaves details drawn, not described and left to interpretation
  • Materials specified and ordered by the practice that designed the scheme
  • No substitution without the designer deciding whether it matters
  • Buildability resolved by us rather than charged to you as a variation
  • Over ten years of architectural design experience behind the detailing

Our Process

how we work.

01

Consultation

A free visit, a measured look at the property and an honest read on what the site can take.

02

Brief

What the house has to do, what it can cost, and which parts of it genuinely matter to you.

03

Pre-Application

Where the village setting makes the outcome uncertain, an early view from the council in writing.

04

Planning

Drawings and statements prepared by us, with officer queries answered by the designer.

05

Building Regulations

Junctions, structure and specification drawn at the level a trade can actually build from.

06

On-Site Oversight

The architect on site, checking that the drawn detail is the one being made.

Kirk Ella

what is designed is exactly what gets built.

A detail is only worth drawing if it survives to the finished building. Ours do, because there is nobody between the drawing and the trade to reinterpret them.

Planning authority: East Riding of Yorkshire Council

Kirk Ella Property

space to do something considered.

Kirk Ella has a village core and a good deal of interwar and post-war housing around it, often on plots that are generous by suburban standards. That combination tends to produce briefs with genuine ambition rather than pure square metreage: a rear elevation that opens properly to a garden, a re-planned ground floor, a new roof form that rescues a house from its own layout.

If your property sits within a conservation area, or is close enough to older village fabric to be judged against it, the design conversation with East Riding of Yorkshire Council becomes one about character rather than compliance. That is not a reason to be timid. It is a reason for the drawings to make the argument properly, and for the built result to match the drawings that persuaded the officer.

  • Conservation area and designation checked for the specific address
  • Extension form and roof pitch drawn from the original building
  • Larger plots used properly rather than filled to the boundary
  • Planning conditions on materials discharged with what was actually specified

Cost And Scope

the number, and what sits inside it.

The build quoted initially is what we stick to, and that comes from finishing the technical design before construction is priced. Detailing to that level has a second benefit beyond cost certainty: a trade pricing a fully drawn junction does not need to add a margin for the parts he cannot see, which is what a vague drawing quietly costs you.

The appointment covers the survey, the design, the planning application, the building regulations package, structural engineering, party wall notices where the Act applies, trade appointment and programming, site oversight, snagging and the handover documentation. It is the coordination that eats a homeowner's time, and it is the coordination we are actually being paid for.

  • Measured survey and full design development
  • Planning and building regulations run by the practice
  • Structural engineering and specialist consultants coordinated
  • Trade appointment, programming and supervision

Questions

design & build in kirk ella, answered.

Which council covers Kirk Ella?

East Riding of Yorkshire Council. Kirk Ella lies outside the Hull city boundary, so applications go to the East Riding rather than to Hull City Council. The relevant local plan policies are the East Riding's, which matters on anything where the village setting is part of the argument.

What does architect-led design and build actually change?

It changes who is accountable when the drawing meets the site. In a split appointment the architect has usually stepped back by then and the contractor is interpreting. Here the architect who designed the scheme oversees the build, so what is designed is exactly what gets built.

What stops a specification being downgraded during the build?

The fact that we specify it, order it and check it. There is no separate contractor with an incentive to substitute a cheaper product, and no gap in the drawings for a substitution to slip through. Where a genuine supply problem arises, the designer decides on the alternative rather than a supplier.

Is my Kirk Ella property likely to be in a conservation area?

It depends where in the village it sits. An established village core is the kind of area that commonly carries designation while later housing around it usually does not. We confirm the position for your specific address before designing anything rather than applying a general rule.

Do you fix the price?

The build quoted initially is what we stick to. The technical design is completed before construction is priced, so the structure, build-ups, glazing and drainage are all decided at the point the figure is given. Genuine unknowns are stated at the outset with a range.

Can you design something contemporary next to an older house?

Yes, and it is often the stronger argument. A clearly modern addition that is subordinate and well detailed frequently reads better to an officer than a nervous imitation of the original. What matters is scale, materials and the junction between old and new, all of which have to be drawn rather than asserted.

Do you take on whole house remodelling?

Yes. Internal reconfiguration is often the more valuable half of a project, and on houses with generous plots the answer is not always more floor area. Sometimes it is a better plan, better daylight and one well-placed addition rather than a large one.

How are planning conditions dealt with?

Conditions attached to a permission have to be formally discharged, usually with samples or details submitted to the council. Because we specify and order the materials, what gets submitted is what actually arrives on site. Discovering a condition at completion is one of the more avoidable ways to delay a project.

Do I need a structural engineer as well?

One will be involved, but you do not need to find or manage them. Structural engineering is coordinated by us as part of the appointment, with steel sizing and foundation design settled during the technical stage. That is part of why the price does not move afterwards.

How long does the whole thing take?

Design and approvals usually run a few months, with the eight week planning determination the biggest fixed block. Construction ranges from weeks for a single storey extension to months for a two storey scheme or a full remodel. A programme is issued with the design.

Do you work in the villages nearby?

Yes. Anlaby, Willerby, Swanland, Hessle and North Ferriby are all within the normal working area, along with Kingston upon Hull and Beverley. Most fall to East Riding of Yorkshire Council, so the framework is consistent even where the character is not.

What if I only want the drawings?

That is a perfectly reasonable appointment. We will produce a planning and building regulations set your own builder can price and work from. We recommend the full design and build route because it is what protects the detail, but it is not a condition.

keep the detail you agreed to.
