ONE PRACTICE, ONE RESPONSIBILITY

Design and Build in North Ferriby

The uncomfortable question on a split project is who is answerable when something is wrong. The designer says the drawing was clear, the builder says it was not, and you are the one paying to settle it. Here there is only one party to ask.

Where Responsibility Sits

the argument you should never be in.

On a traditional project you hold two separate contracts and sit in the middle of them. When a detail does not work, the honest position is usually that the drawing was ambiguous and the builder read it a defensible way. Neither party is lying and neither will accept the cost, so it lands on you. That is not a failure of character, it is what happens when design liability and construction liability are held by different people.

Design and build collapses that into one appointment. Buildability is our problem. If a detail turns out to be awkward on site, redesigning it is part of the job rather than a variation for you to fund. There is no interface to argue across because there is no interface.

The statutory position lines up with it. The Construction (Design and Management) Regulations attach design duties and construction duties to every project, and on domestic work a homeowner does not carry them. When a single practice occupies both positions, there is no argument afterwards about which firm was meant to be doing what.

  • One contract covering both the design and the construction
  • Buildability problems resolved by us rather than charged as variations
  • CDM design and construction duties held by a single practice
  • Building control inspections booked, attended and signed off by us
  • Over ten years of architectural design experience behind the work

Our Process

how we work.

01

Consultation

A free visit to the property and a straight conversation about scope and budget.

02

Brief

Everything agreed in writing, so what was promised is a document rather than a memory.

03

Pre-Application

An early written view from East Riding of Yorkshire Council where the scheme warrants it.

04

Planning

The application prepared, submitted and defended by the practice that designed it.

05

Building Regulations

Full technical design, structural coordination and the inspections booked and attended.

06

On-Site Oversight

Construction run by us, with the designer accountable for what is actually built.

responsibility that does not divide.

When one practice holds the design and the construction, there is no boundary for a problem to sit on. If something is wrong, it is ours to put right.

North Ferriby Sites

a village on the estuary edge.

North Ferriby is a village with mature housing and a good deal of established planting, sitting along the Humber. Two things follow from that. Trees on or near a site can carry protection, and where they do, a scheme has to be designed around root protection areas rather than adjusted after an objection. And depending on exactly where a property sits, the flood zone can bring an assessment into the application and shape floor levels.

The older parts of the village may fall within a conservation area, in which case permitted development rights are reduced and materials, roof form and street-facing alterations are judged more closely. We establish the designation, the tree position and the flood zone for the specific address before proposing anything, because all three are cheap to check and expensive to be surprised by.

  • Tree preservation and root protection assessed before the layout is fixed
  • Conservation area designation checked for the specific property
  • Flood zone established at survey, not at validation
  • Measured survey of the building as it actually stands

Cost And Certainty

the quoted build is the built build.

Cost certainty and clear responsibility come from the same place, which is completing the technical design before construction is priced. Once the structure, the build-ups, the glazing specification and the drainage are decided, there is nothing left to discover, so there is nothing to argue about and nothing to add. The build quoted initially is what we stick to.

Where a genuine unknown exists, usually something buried or hidden in an older property, we name it at the outset and give the range rather than presenting a fixed price and revisiting it once the floor is up. That is a less comfortable conversation to have at the start and a much better one to have had.

  • Technical design finished before the construction is priced
  • No hidden costs and no surprises during the build
  • Genuine unknowns stated up front with an honest range
  • Snagging, certification and the completion pack handed over together

Questions

design & build in north ferriby, answered.

Which authority covers North Ferriby?

East Riding of Yorkshire Council. The village is well outside the Hull city boundary, so the East Riding local plan applies and applications are determined there rather than by Hull City Council.

If something goes wrong, who is responsible?

We are. One practice holds both the design and the construction, so there is no boundary between two firms for a problem to sit on. On a split appointment the same fault usually produces a dispute the homeowner ends up funding regardless of who was right.

What are CDM duties and do they affect me?

They are the statutory duties created by the Construction (Design and Management) Regulations, and they land on whoever designs and whoever builds. A homeowner does not carry them on a domestic project. Since one practice occupies both of those positions here, there is nobody to hand them to and nobody to blame later.

Are there protected trees in North Ferriby?

Individual trees can carry preservation orders anywhere, and mature village settings are exactly where they tend to be found. Any tree within a conservation area also has protection by default. We check the position for your site before fixing a layout, because designing around a root protection area afterwards is expensive.

Could my property need a flood risk assessment?

It depends which flood zone the site falls into, and given the village's position along the Humber that is worth confirming rather than assuming. Where one is required it is a routine part of the submission, though it can influence floor levels and finish specification.

Do you carry insurance for the construction as well as the design?

Yes. Holding both roles means both are covered, which is part of the point of the model. It is worth asking the same question of any separate designer and builder you are considering, because the answers are not always as complete as people assume.

Is the build cost genuinely fixed?

The build quoted initially is what we stick to. The technical design is complete before pricing, so the decisions that carry cost are already made. Where something genuinely cannot be seen until it is opened up, we say so at the start and give you the range.

What if the design turns out to be hard to build?

Then it is ours to solve. That is the practical difference from a split appointment, where a buildability problem becomes a change to your drawings and a variation on your invoice. Here it never leaves the practice.

Can you take over a project that has already stalled?

Often, yes. We would want to review what has been approved and what has been drawn, because a permission does not guarantee a buildable scheme at the price already quoted. Sometimes the sensible answer is an amendment before anything else happens.

Do you cover Swanland, Brough and Hessle as well?

Yes, along with Kirk Ella, Anlaby and Kingston upon Hull. Most of the villages west of Hull fall to East Riding of Yorkshire Council, so the policy framework is shared even though each place is assessed on its own character.

How long does approval take?

A householder application is normally determined within eight weeks of validation, and a larger application within thirteen. Validation itself is where time is commonly lost, so we make sure the submission is complete first time rather than responding to a request for missing information.

What is handed over at the end?

The building control completion certificate, electrical certification, commissioning records and product warranties as one pack. It is the documentation a buyer's solicitor will ask for later, and it is far easier to collect as you go than to reassemble years afterwards.
