Garage Conversions in Brough

The single number that decides what a garage conversion costs in Brough is the drop from the house floor to the garage slab. Everything else follows from it, and it takes about a minute to measure.

The Arithmetic

the drop decides the whole job.

Almost every attached garage sits below the floor level of the house. It is deliberate, because a garage takes rainwater off a car and a threshold that sheds water outward is sensible. Some slabs are also laid with a slight fall towards the door for the same reason. When the space becomes a room, that drop stops being useful and turns into the number the whole project is priced from.

Bringing the finished floor up flush means building up over the existing slab: a damp proof membrane, insulation, then the structural layer and the finish. That stack has a real thickness, and it has to fit. The constraint is not the ceiling, it is the head heights of the existing openings and the position of the door through to the house. Where the drop is generous, the build-up simply fills it and the room finishes level with the hall. Where the drop is shallow, the same build-up would raise the floor above the bottom of the openings, and that route closes.

The alternative is to break out the slab and relay it lower, with the insulation and membrane below the new concrete. It gets the level right and it gives a better floor at the end, but it is a substantially bigger job: excavation, spoil away, a new slab, curing time and a lot more noise. Quotes that ignore this are quoting for the first route on a house that needs the second. It is the most common reason a garage conversion costs twice what someone was told.

  • Levels taken between house floor, garage slab and every opening head
  • Insulated build-up thickness checked against the height actually available
  • Slab excavation and relaying costed where the build-up will not fit
  • Fall towards the old door corrected rather than tiled over
  • The floor route settled before any price is put in writing

build up, or break out.

There are only two ways to get the floor level right, and the amount of height you have decides which one is open to you. Nobody can tell you which from a photograph.

Moisture

the membrane has to meet the wall.

Whichever route the floor takes, the damp work happens at the same time. A garage slab is frequently laid with no damp proof membrane beneath it, because ground moisture rising into a garage was never a problem worth solving. Once it is a room, it is. The new membrane goes in under the build-up or under the relaid slab, and it has to lap into and connect with the damp proof course in the wall. A membrane that stops short of the wall leaves the moisture a route in at the junction.

Where the garage wall has no damp proof course, which is common on single skin construction, one has to be introduced, usually by injection. Outside, the water that used to run off the driveway and through the garage threshold or gully needs a new route once the opening is bricked up. A channel drain along the new threshold line is a small item on the drawing and a large problem when it is left off.

  • Damp proof membrane lapped and sealed into the wall damp proof course
  • Retrofit damp proof course where the garage wall has none
  • Wall construction checked for single skin or uninsulated cavity
  • Channel drain designed along the new threshold line
  • Surface water from the driveway given a route away from the new wall

Permission

check the estate before you check the rules.

Brough has a good deal of newer housing, and newer housing is where the planning exceptions cluster. The general position is that converting an attached garage internally needs no planning permission, because the building is not enlarged and the external change is a window or door in place of the garage door. That holds most of the time. It stops holding where the permission that allowed the development carries a condition requiring the garage to be retained for parking, or where permitted development rights were removed on the estate, and both are common enough on modern schemes to be worth checking every time.

An Article 4 direction, conservation area status, listed building designation or a flat all restrict things further, and a detached garage raises change of use as a separate question. Building regulations approval, meanwhile, is required either way. East Riding of Yorkshire Council is the planning authority for Brough, and converting an attached garage into habitable space is a material change of use for building control whether or not any planning form is ever submitted.

  • Search of the estate permission for conditions on the garage or parking
  • Removed permitted development rights identified before design
  • Application to East Riding of Yorkshire Council where needed
  • Building regulations submission with staged inspections
  • Lawful development certificate where the work is within rights

Questions

garage conversions in brough, answered.

Which council covers a garage conversion in Brough?

East Riding of Yorkshire Council for planning. Building control is separate and runs through either the council's own service or an approved inspector, and it is required whether or not planning permission is needed.

How much lower is a garage floor than the house?

It varies from a shallow lip to a full step, and that variation is exactly the point. It is measured at the first visit because it decides whether the floor can be built up over the existing slab or whether the slab has to come out and go back lower.

Why can I not just build the floor up in every case?

Because the build-up has a real thickness and it has to fit under the existing openings and the door through to the house. Where the drop is shallow, raising the floor would put it above the bottom of those openings, so relaying the slab lower becomes the only route.

How much more does relaying the slab cost?

Meaningfully more, because it means breaking out, excavating, taking spoil away, laying insulation and a membrane and pouring a new slab, then waiting for it. We will not put a figure on it before seeing the property, but it is the single biggest variable in a garage conversion price.

Do I need planning permission in Brough?

Often not for an attached garage converted internally. On newer estate housing, though, the original permission frequently carries a condition requiring the garage to be kept for parking, or has permitted development rights removed, so it is worth checking the property's history before relying on the general rule.

Does the work need building regulations approval?

Yes, in every case. Bringing an unheated garage into the heated part of the house is a material change of use for building control, covering structure, insulation, damp proofing, ventilation, fire safety and electrics. The completion certificate is what a buyer's solicitor asks for.

What if the slab slopes towards the door?

That fall is corrected as part of the new floor rather than lived with. Where a build-up is going in, the levelling happens within it. Where the slab is being relaid, the new slab simply goes in flat. Tiling over a sloping floor is how you end up with furniture that will not sit right.

Is there a damp proof membrane under my garage slab?

Often not, because ground moisture rising into a garage was never a problem worth designing out. Where its presence is genuinely unknown, the safe assumption is that there is none, and the new floor is built with a membrane properly lapped into the wall damp proof course.

What happens to the driveway drainage?

It usually needs revising. The garage threshold or gully often takes surface water off the drive, and once the opening is closed that water needs another route. A channel drain along the new threshold line handles it and keeps water off the new wall.

Do you work in North Ferriby, Swanland and Elloughton?

Yes. Brough sits alongside North Ferriby and Swanland, all within East Riding of Yorkshire Council, and we cover that whole stretch as well as Hull. The newer housing across those villages tends to raise the same questions about estate conditions.

Can the garage become a utility and a shower room?

Yes, and combining the two is efficient because the drainage runs are shared. Where the existing foul drainage sits usually decides where in the plan the wet areas go, which is another reason to settle the layout before the floor is laid rather than after.

How long is the build on site?

Generally weeks rather than months, since no new structure is being raised. If the slab is being relaid, add time for excavation and curing before anything else can proceed, which is worth knowing when you are planning around it.
