SPECIFIED FOR THE COAST
Design and Build in Hornsea
On the east coast the specification is not a detail, it is the difference between a job that lasts and one that is repainted in three years. We choose the materials, we order them, and nobody substitutes them behind our back.
Specification
why substitution matters more here.
On a sheltered inland plot, swapping one product for a near equivalent is often harmless. On an exposed coastal elevation it is not. Fixings, coatings, sealants, flashing details, timber treatment and the way a window is set into an opening all behave differently when they are taking salt-laden air and driving rain year round. A substitution made on a phone call for reasons of price or lead time can quietly halve the life of a detail.
The traditional arrangement makes that substitution easy. A drawing describes an intent, a contractor prices against his own reading of it, and the person who knew why the product was chosen has usually stepped back by the time the order is placed. Nobody is being dishonest, but the decision gets made by whoever is standing nearest the phone.
We specify, we order and we oversee installation. If a product is genuinely unavailable, the designer decides on the alternative and knows what the consequences are. What is designed is exactly what gets built, and on this coast that is worth more than it is anywhere else.
- Weather detailing drawn rather than described and left to interpretation
- Fixings, coatings and sealants specified for a coastal setting
- Materials ordered by the practice that specified them
- Any substitution decided by the designer, not by a supplier
- Over ten years of architectural design experience behind the choices
Our Process
how we work.
Consultation
A visit to the property, including how exposed the elevations actually are.
Brief
Scope, budget and durability priorities agreed before design work starts.
Pre-Application
Used where the site or the setting makes East Riding of Yorkshire Council's view uncertain.
Planning
The application prepared, submitted and progressed by the practice that designed it.
Building Regulations
Weather detailing, thermal performance and structure resolved properly on paper.
On-Site Oversight
Materials ordered and installed under the eye of the person who specified them.
Hornsea
the coast finds cheap decisions.
Salt-laden air, driving rain and wind exposure test every junction, fixing and finish. What survives is what was specified deliberately and then actually installed.
Hornsea Property
a seaside town with mixed stock.
Hornsea's housing runs from Victorian and Edwardian seaside property through post-war bungalows and estate housing, and those need genuinely different technical answers. Older seaside stock often means solid walls, exposed elevations and windows that have been replaced more than once, so improving thermal performance without creating a damp problem takes a designed strategy rather than a product. Bungalows raise other questions, usually about roof structure and whether a loft conversion or a rear extension is the better use of money.
There are two designations worth checking early on this coast. If your address sits within a conservation area, permitted development rights are reduced and materials and street-facing alterations carry more weight. And along the Holderness coast, properties near the cliff edge can fall inside a coastal change management area, where East Riding of Yorkshire Council applies specific policy to new development. Both are quick to establish and awkward to discover late.
- Conservation area status checked for the specific address
- Coastal change management area position confirmed where relevant
- Thermal upgrades to solid wall property designed as a strategy, not bought as a product
- Bungalow roof structures assessed before a loft conversion is proposed

Cost
the figure and what protects it.
The build quoted initially is what we stick to, and the mechanism is the same here as anywhere: the technical design is completed before the construction is priced. Once the structure, the build-ups, the glazing and the weather detailing are decided, there is nothing left to discover and nothing to add as a variation.
There is a durability argument in the same territory. A specification chosen for the exposure costs a little more at the outset and considerably less over the life of the building, and it is worth being told which items those are rather than finding out by watching them fail. We say where the money genuinely matters and where it does not.
- Technical design finished before the build is priced
- No hidden costs and no surprises during construction
- Clear advice on where a better specification actually pays for itself
- Certificates, warranties and handover documentation collected together

Questions
design & build in hornsea, answered.
Which council covers Hornsea?
East Riding of Yorkshire Council. They determine householder and full applications for Hornsea and the surrounding villages along the coast, and they also apply the coastal policies that can affect sites nearer the cliff edge.
What is a coastal change management area?
It is a policy designation used along coastlines subject to erosion, including parts of the Holderness coast, and it affects what new development is acceptable and on what terms. Whether it applies depends on the specific location of the property, so it is worth confirming at the start rather than at validation.
Does coastal exposure really change the specification?
Yes, noticeably. Salt-laden air and driving rain attack fixings, coatings and sealants far faster than an inland setting does, and window and flashing details have to shed water rather than merely cover it. Specifying for the exposure costs a little more once and saves a good deal repeatedly.
How do you stop cheaper products being substituted?
By ordering them ourselves. The practice that specified the material is the practice that buys and installs it, so there is no separate contractor with an incentive to swap it. Where a genuine supply problem arises, the designer chooses the alternative.
Can you improve a solid wall Victorian house without causing damp?
It has to be designed rather than bought. Insulating a solid wall changes where moisture sits and how the fabric breathes, so the insulation, the ventilation strategy and the external detailing have to be considered together. Done piecemeal it commonly creates a problem that was not there before.
Is the build cost fixed?
The build quoted initially is what we stick to, because the technical design is complete before pricing. Where a genuine unknown exists, which older coastal property occasionally hides, we state it up front with a range instead of presenting a fixed price and revising it later.
Do you convert bungalow lofts?
Where the roof structure allows it, yes, and it is often the best value space in the building. The technical questions are the existing structure, head height, how a staircase can be introduced without ruining the ground floor plan, and whether it can be done under permitted development or needs an application.
Do you travel out to Hornsea?
Yes. We work across the East Riding, including the coast, and out from Kingston upon Hull. Hornsea, Withernsea, Driffield, Beverley and the villages between them are all part of the normal working area.
How long does an application take here?
A householder application is normally determined within eight weeks of validation, and a larger application within thirteen. Where a coastal or conservation designation applies, expect the assessment to be more detailed even though the statutory period is the same.
Do you handle the building regulations as well?
Yes, and they are a separate approval with a different test. Building regulations cover structure, fire, insulation and drainage, and on an exposed site the weather detailing and thermal design are where the real work sits. We submit, book the inspections and attend them.
Can you take on commercial work in Hornsea?
Yes. Retail units, offices, restaurants and mixed-use conversions run on the same model, with fire strategy, escape and accessibility for the intended occupancy resolved at design stage and the programme written backwards from the date the space has to open.
What happens at the first meeting?
We visit the property, look at the exposure and the condition, and give an honest view on what is achievable within your budget. It is free and there is no obligation. If the idea needs rethinking, you will be told then rather than later.
