HORNSEA, EAST RIDING

Architect-Led Design and Build in Hornsea

Hornsea sits on the Holderness coast, and the weather that comes off the North Sea decides more about a detail than most people expect. We design extensions, loft conversions and new builds here, take them through East Riding of Yorkshire Council, and then oversee the build ourselves.

Working in Hornsea

coastal work asks harder questions.

Hornsea's housing runs from Victorian and Edwardian villas near the older part of town, through interwar and postwar bungalows, to modern estate housing on the edges. Each of those wants a different approach. A rear extension on a bungalow is a roof problem before it is a floor plan problem, because the moment you go beyond a certain depth you are either losing daylight to the middle of the plan or adding rooflights that need designing rather than dropping in.

Exposure is the other thing that changes the job. Render, timber, ironmongery and window seals all age faster within reach of the sea, so specification matters more here than it does inland. We would rather spend an extra hour on the junction detail at drawing stage than have you paying to fix a wet reveal in year four. Because we build what we design, that decision costs us as well as you if we get it wrong.

  • Rear and side extensions on bungalows, semis and coastal villas
  • Loft conversions with dormers sized to sit properly on the roof
  • Garage conversions and internal reconfiguration
  • New build houses on infill and garden plots
  • Commercial and mixed use work in the town centre

Our Process

how we work.

01

Consultation

A free conversation about the property, the exposure it faces and what you want the space to do.

02

Brief

We agree the scheme and the budget in writing before any drawing time is spent on it.

03

Pre-Application

Where the scheme is finely balanced we test it with East Riding of Yorkshire Council first.

04

Planning

Full existing and proposed drawings, statements, submission and officer liaison to decision.

05

Building Regulations

Construction drawings detailed for a coastal site, with structural design coordinated alongside.

06

On-Site Oversight

The architect who drew it visits the site and checks the wall build-up before it is covered over.

Hornsea

the sea decides the detail.

Salt-laden wind finds the weak junction in a build long before anything else does. On the coast we specify for exposure from the first sketch rather than patching it in at the construction drawings.

Planning authority: East Riding of Yorkshire Council

The Authority

east riding of yorkshire council.

Applications in Hornsea are decided by East Riding of Yorkshire Council, working to the East Riding Local Plan. Householder applications are normally determined within eight weeks of validation, and the clock only starts once the council accepts the submission as valid. Getting the drawing set right first time is the single biggest lever on how quickly you get a decision.

If your property sits within a conservation area, or you are working on a listed building, permitted development rights are reduced and the officer will look much harder at materials, window detailing and roof form. We check the designation on your specific address before we design anything, because the answer changes the scheme rather than just the paperwork.

  • East Riding Local Plan policy checked against your site
  • Permitted development and lawful development certificate advice
  • Conservation area checks before design work starts
  • Direct correspondence with the case officer through to determination

Design and Build

one practice from drawing to handover.

Most projects fail in the gap between the person who designed it and the people who build it. A drawing gets simplified on site, a detail gets swapped for something easier, and by the time anyone notices, it is under plaster. We remove that gap by doing both. The architect who designs your Hornsea project is the one who turns up while it is being built.

That also fixes the pricing problem. When a designer hands drawings to a contractor, the price arrives after you have committed to the design. We price the build against the design we have drawn, and the build quoted initially is what we stick to. No hidden costs and no mid-project rewrite of the number.

  • What is designed is exactly what gets built
  • The initial build quote is the one we hold to
  • Over ten years of architectural design experience
  • One point of contact through planning, building regulations and construction

Questions

architectural design in hornsea, answered.

Do you cover Hornsea?

Yes. Hornsea is on our regular list and we work throughout Holderness, including Withernsea, Hedon and the villages between. The survey visit is booked before design work begins, and site visits during the build are scheduled into the programme rather than arranged at short notice.

Which council decides planning applications in Hornsea?

East Riding of Yorkshire Council. They work to the East Riding Local Plan and normally determine a householder application within eight weeks of validation. We prepare the submission to their validation requirements and deal with the case officer ourselves.

Does being near the coast change how you design an extension?

It changes the specification more than the layout. Wind driven rain, salt in the air and exposure all shorten the life of render, timber and seals if the junctions are not detailed properly. We specify for the exposure the property actually faces rather than applying a standard inland detail.

Do I need planning permission for a rear extension in Hornsea?

Often not. Many single storey rear extensions fall under permitted development, subject to limits on depth, height, materials and how much garden is built on. Those limits tighten if the property is a flat, is listed, or sits in a conservation area. We check your specific address before recommending a route.

Can you extend a bungalow without making the middle of the house dark?

Yes, but it needs designing rather than assuming. The deeper you go on a bungalow, the more the existing rooms lose daylight. The answer is usually a combination of roof lights, a raised section of roof, or reworking the internal layout so the rooms that need light sit where the light is.

How long does the whole process take from first call to starting on site?

For a straightforward extension, allow a couple of weeks for the survey and drawings, then eight weeks for the planning decision from validation, then a few weeks for building regulations and construction information. That puts most projects on site somewhere around three to four months in, assuming no complications.

What is a lawful development certificate and do I need one?

It is a formal confirmation from the council that what you propose does not need planning permission. It is not compulsory, but it costs less than a full application and gives you something in writing when you sell. On a permitted development scheme in Hornsea we normally recommend it.

Do you do loft conversions on Hornsea's older houses?

Yes. Older roofs vary widely in structure and headroom, so the first question is always what the existing roof will actually allow once you account for insulation and floor build-up. We survey it before promising a layout. Dormer size and position are then designed to sit on the roof properly rather than dominating it.

Will you handle the building regulations application too?

Yes. Planning and building regulations are separate approvals with different tests, and you usually need both. We produce the construction drawings, coordinate the structural design, and submit to building control so that nothing gets lost between the two stages.

How do I know the build price will not creep?

Because we price the build against a design we drew and we hold to the initial quote. The usual cause of price creep is a contractor pricing incomplete drawings and then charging for every gap. When the same practice designs and builds, those gaps are ours to absorb.

Do you take on commercial projects in Hornsea?

Yes. Shop and cafe fit outs, changes of use and mixed use conversions all run through the same process. Commercial work usually needs more frequent site visits because the programme is tighter and every week of delay is a week of lost trading.

What if a neighbour objects to my application?

An objection is not a veto. The council consults neighbours and normally gives twenty one days to comment, then weighs those comments against planning policy. An objection about losing a view carries no weight. One about overlooking or loss of daylight does, and that is the sort of point we design out before submission.
