BRIDLINGTON, EAST COAST

Architect-Led Design and Build in Bridlington

Bridlington has more conversion work in it than most towns its size. Large Victorian and Edwardian houses that were built for one family, then split, then split again, and now need turning back into something that works. We design that sort of project, take it through East Riding of Yorkshire Council, and build it.

Conversion and Commercial

buildings that have already been altered.

A large part of the work in a resort town is not adding space but reorganising it. Houses converted into flats, guest accommodation being turned back into family homes, ground floors in commercial use with living space above. Each of those carries the history of whoever did the last alteration, and that history is usually undocumented. The first job is a proper measured survey so that the design is based on the building as it actually is.

Changes of use bring their own tests. Moving between use classes can need planning permission, and the building regulations consequences are often the bigger cost. Fire separation between units, sound insulation between floors, escape routes and ventilation all have to be resolved, and they are much cheaper to resolve on paper than after the first fix. We design those in rather than discovering them at inspection.

  • House to flat and flat to house conversions
  • Changes of use, including commercial to residential
  • Fire separation, sound insulation and escape route design
  • Shopfronts, cafes, restaurants and mixed use schemes
  • Extensions, loft conversions and full internal renovations

Our Process

how we work.

01

Consultation

A free first look at the building and a straight view on what it will realistically take.

02

Brief

Use, layout, budget and programme agreed in writing before design time is committed.

03

Pre-Application

Worth the fee on changes of use and anything in a sensitive part of the town.

04

Planning

Measured survey, full drawing set, statements and submission to East Riding of Yorkshire Council.

05

Building Regulations

Fire, sound, insulation and structure resolved properly, then submitted to building control.

06

On-Site Oversight

The architect visits through the build, particularly at the stages that get covered up.

Bridlington

conversions are harder than extensions.

New floor area is a known quantity. Reworking a building that has already been altered three times is where the surprises live, which is exactly why the person who designs it should be the person on site.

On the Coast

exposure is a specification problem.

Bridlington faces the North Sea and the buildings show it. Render, external timber, seals and ironmongery all have a shorter life within reach of salt air and driven rain than they do twenty miles inland. On a seafront elevation the difference is stark. That is a specification decision, made at drawing stage, not something to be repaired later.

The other coastal consideration is what the elevation is allowed to look like. Seafront and older streets in a town like this frequently sit within conservation area designation, and if your property does, the officer will look hard at window pattern, material and any change to the roofline. We establish that before design starts so the scheme is built around the constraint rather than fighting it.

  • Materials specified for coastal exposure rather than inland default
  • Window and joinery detailing that survives driven rain
  • Conservation area checks on your specific address
  • Roofline and dormer design that answers the likely objection

The Authority

east riding of yorkshire council.

Bridlington applications go to East Riding of Yorkshire Council under the East Riding Local Plan. Householder applications are normally determined within eight weeks of validation and larger schemes within thirteen. On change of use and multi unit work, expect the assessment to be slower and more detailed than a straightforward extension, and expect questions on parking, amenity space and the effect on neighbouring occupiers.

We submit the application, deal with validation, and handle the case officer directly. Where a scheme is genuinely finely balanced, a pre-application enquiry buys you an officer's early view for a fee that is small next to the cost of a refusal. On ordinary householder work we usually advise against it, because it adds weeks and tells you what we can already tell you.

  • Householder, change of use and commercial applications
  • Pre-application enquiries where the answer is genuinely uncertain
  • Officer liaison, objections and amendments through to decision
  • Lawful development certificates on permitted development schemes

Questions

architectural design in bridlington, answered.

Do you cover Bridlington?

Yes. Bridlington is on our regular list along with Driffield, Hornsea and the coast up towards Scarborough. Because it is a longer trip from Hull, we plan site visits properly rather than fitting them around other work, and the schedule is agreed before the build starts.

Which planning authority covers Bridlington?

East Riding of Yorkshire Council, applying the East Riding Local Plan. Householder applications are usually determined within eight weeks of validation and larger applications within thirteen. We prepare, submit and manage the application through to the decision notice.

Can I convert a house back from flats into a single home?

Usually yes, and it is often the more straightforward direction of travel because you are reducing intensity of use rather than increasing it. It can still need planning permission depending on the history of the building, and the building regulations work is significant because you are undoing fire and sound separation that was installed for a different use.

What do I need to think about converting a house into flats?

Planning permission, almost certainly, and the assessment will cover parking, amenity space, bin and cycle storage and the effect on neighbours. Then building regulations, which is where the real cost sits: fire separation between units, sound insulation between floors, escape routes, and ventilation. Resolve those on paper before committing to a layout.

Does the sea air really change how you specify materials?

Yes, particularly on exposed elevations. Salt and driven rain shorten the life of render, external timber, seals and cheaper ironmongery. We specify for the exposure the building actually faces. Since we build what we design, a specification that fails early is our problem too.

Is my property in a conservation area?

It depends on the address. Older parts of a resort town commonly carry conservation area designation, and if yours falls inside one, permitted development rights are reduced and the officer will scrutinise materials, windows and roof form. We check that at the consultation stage rather than after a refusal.

Do you do commercial fit outs in Bridlington?

Yes. Cafes, restaurants, retail units and mixed use schemes. Commercial work runs to a tighter programme than domestic work because every week of delay is a week of lost trading, so we plan the site visits more densely and front-load the decisions that hold up a fit out.

How long does a change of use application take?

Longer than a householder application. Eight weeks is the target for most, thirteen for major schemes, and the clock starts at validation. Change of use applications attract more consultee involvement, so build a realistic amount of contingency into your programme rather than assuming the minimum.

What if the building has been altered without permission in the past?

It happens frequently on buildings that have changed hands several times. Unauthorised work can sometimes be regularised, and in some circumstances it becomes immune from enforcement with the passage of time. It needs assessing on the facts of that building, and it is much better to find out at survey stage than during a sale.

Will you produce drawings and let me find a builder?

We can, but the value of what we do is that the same practice designs and builds. That is what removes the second price arriving after the design is fixed, and what stops a detail being quietly simplified on site. If you want drawings only, say so early and we will be straight about the trade off.

Do you need to visit before quoting?

For anything beyond a broad indication, yes. Conversion work in particular cannot be priced honestly from photographs, because the cost is hidden in the structure, the drainage and whatever the last alteration left behind. The first consultation is free and is where that conversation starts.

What does building regulations approval actually cover?

Structure, fire safety, insulation and energy performance, ventilation, drainage, sound, and access. It is a separate approval from planning permission and tests entirely different things. A scheme can have planning permission and still fail building control, which is why we run both stages ourselves.
