ONE PRACTICE, SKETCH TO HANDOVER
Design and Build in Bridlington
On a coastal property the specification is the part that matters most, and it is usually the first thing to get quietly changed once a builder starts pricing. We hold the design and the construction together, so what is drawn for Bridlington is what arrives on site.
Design & Build in Bridlington
one practice from first sketch to handover.
The usual route is two appointments. You find someone to design the extension, then you find someone to build it, and the two meet properly for the first time when the ground is already broken. Every question that falls between them becomes yours to answer, and on a coastal property those questions come thick and fast: what the render is doing at the base, how the flashing turns a corner, whether that timber is going to last five winters or fifteen.
We work the other way round. The architect who designs the project also runs the build, so there is no handover and no gap for the intent to fall through. If something is awkward to construct, that is a problem for us to solve rather than a change for you to fund. The build quoted at the outset is the build we hold to.
It also means one number to call. Not the designer for one half of the answer and a site manager for the other, and no long silences while two firms work out whose problem something is.
- Design and construction held by the same practice, under one appointment
- A single point of contact from the first meeting through to completion
- The build cost agreed at the start, with no hidden extras appearing later
- External specification decided at design stage, not on site
- Over ten years of architectural design behind the drawings
Our Process
how we work.
Consultation
We walk the property with you, look at how exposed it is and talk about what the budget realistically buys.
Brief
The scope, the rooms and the number the project has to work within are written down and agreed before design starts.
Design
Concept and then developed design, with the external specification decided rather than left to the builder.
Approvals
Planning to East Riding of Yorkshire Council and the building regulations submission are both run by us.
Construction
Trades are appointed and programmed by the practice, working to our drawings and our sequence.
Handover
Snagging list closed out, certificates gathered and warranties handed over as one pack.
Bridlington
the sea writes half the specification.
Salt air, driving rain off the North Sea and long wet spells decide fixings, finishes and drying times on this coast. Those choices are worth nothing if somebody swaps them out for something cheaper in week three.
Coastal Exposure
what the weather does to a build programme.
Bridlington has a lot of seaside terrace, a good deal of interwar and post-war housing on the edges of town, and a stock of large older properties that were built or later used as guest houses and have since been divided or brought back to single occupation. Each of those brings its own problem. A former guest house being turned back into a family home usually needs its internal layout unpicked before anything is added to the outside.
If your property sits near the front, exposure becomes a design decision rather than an afterthought. Fixings, cill details, membrane laps and the choice between timber and a composite all get made differently a few hundred metres from open water. Drying times matter too, because render and screed do not care about your programme in a wet January. We sequence around that instead of pretending it will be fine.
- Layout unpicked first on properties that were previously subdivided
- Exposure-appropriate external specification written into the drawings
- Sequencing that allows for realistic drying and curing time
- Roof, flashing and rainwater detailing drawn rather than left to the trade

Approvals And Oversight
east riding of yorkshire council, then the site.
Applications in Bridlington go to East Riding of Yorkshire Council, and we deal with the authority directly. That covers the planning submission, the officer correspondence, any conditions attached to a consent, and the separate building regulations approval that follows it. You are not carrying technical questions between two firms who have never spoken to each other.
Once construction starts, site visits are booked into the programme rather than promised loosely. They are keyed to the stages that actually matter: setting out, foundations, damp proof course and drainage, structural steel, roof, pre-plaster and second fix, then the snagging walk. Building control inspections are scheduled alongside them so nothing is covered up before it has been seen.
- Planning application and officer correspondence handled by the practice
- Conditions discharged rather than left hanging over the build
- Building regulations drawings, submission and inspections included
- Site visits tied to construction stages, with notes and photographs after each

Questions
design & build in bridlington, answered.
What does architect-led design and build mean in practice?
It means one practice holds both the design and the construction, and the architect who drew your project is the person overseeing the trades who build it. There is no handover to a contractor who was not in the first meeting, so there is no argument later about what a drawing meant.
Which council will decide my Bridlington application?
East Riding of Yorkshire Council. They determine householder and full applications for Bridlington and the surrounding villages, and they also deal with listed building consent where it applies. We submit and correspond with the case officer on your behalf.
Is a coastal property more expensive to extend?
The structure is not usually the difference. The external specification is, because fixings, finishes and detailing near the coast are chosen for exposure rather than for the lowest price. We price that specification once, at the outset, rather than discovering it as an extra later.
Do you fix the price before work starts?
The build we quote initially is the one we stick to. That works because the technical design is finished before construction is priced, instead of a figure being guessed from a planning drawing. Where something genuinely cannot be known until a floor comes up, we say so at the start and give you the range.
How often will somebody actually be on site?
Visits are scheduled against construction stages rather than a fixed number of days. Setting out, foundations, drainage, steel, roof and pre-plaster are the points where being there changes the outcome, and those are booked in before the build starts. You get notes and photographs from each visit.
My property was a guest house. Can it go back to a single house?
Often, yes, though the answer depends on how it was divided and what consents exist for the current use. A change back to a single dwelling can need permission in its own right, and the internal work is usually more involved than people expect because services and fire separation were installed for a different arrangement.
Do you cover the villages around Bridlington?
Yes. Flamborough, Bempton, Rudston, Carnaby and the villages between Bridlington and Driffield all fall to East Riding of Yorkshire Council, and we work across that area as well as further down the coast.
Can I use my own builder and just have the design from you?
Yes. We produce planning and building regulations sets for clients who already have a contractor, and there is no obligation to take the construction from us. We would say the design and build route gives you better cost certainty, but it is a recommendation and not a condition.
Will I need to move out while the work is done?
For most extensions, no. The new structure goes up before the existing house is opened into it, so the genuinely disruptive stretch is measured in days. A whole house remodel, or anything that takes out the only bathroom or the only staircase, is a different conversation and we raise it early.
How long does the whole thing take?
The design and approvals stage usually runs a few months, with the eight week planning determination period setting most of that. Construction depends on scale, from weeks for a single storey extension to several months for a two storey or a full remodel. You get a programme with the design, not a guess at the first meeting.
What happens if something unexpected turns up in the ground?
We flag the likely unknowns at design stage so you are not hearing about them for the first time from a phone call. Where a risk is real, it is priced as a range and explained, rather than described as a fixed cost and revisited once the trench is open.
Do you handle the paperwork at the end?
Yes. The building control completion certificate, electrical certification, commissioning records and product warranties come to you together at handover. That pack is what a buyer's solicitor asks for years later, and it is much harder to assemble after the trades have gone.
