OLDER BUILDINGS, HONEST NUMBERS

Design and Build in Hedon

Older property in Hedon does not always match its own drawings. Foundations are shallower than expected, floors are not what the age of the house suggests. The way to deal with that is to look before quoting, and to say what is uncertain.

Working With Older Fabric

what you can and cannot know in advance.

Some things about an old building can be established before a single tool comes out: wall construction, roof structure, the way the plan has been altered over time, where the drainage appears to run and how the levels behave. A measured survey answers most of it, and it answers it about the building as it stands rather than as the deeds describe it, which on a property that has been altered several times is a meaningful difference.

Some things genuinely cannot be known until a floor comes up. Foundation depth on older construction, timber condition where it meets masonry, drainage that was rerouted decades ago and never recorded. Pretending otherwise is where fixed prices on old buildings come unstuck, because the unknown was never priced, it was simply not mentioned.

So we do both. The build quoted initially is what we stick to, and where a genuine unknown exists we name it at the outset and give you the range attached to it. That is a less comfortable first meeting and a far better sixth month.

  • Measured survey of the building as altered, not as drawn
  • Structural condition and construction type assessed before design
  • Genuine unknowns named at the outset with an honest range
  • The rest of the build quoted firmly and stuck to
  • Over ten years of architectural design experience behind the judgement

Our Process

how we work.

01

Consultation

A visit to the property, looking at what is there rather than what the deeds claim.

02

Brief

Scope and budget agreed in writing, including where the genuine risks sit.

03

Pre-Application

On heritage-sensitive schemes, an early view from East Riding of Yorkshire Council in writing.

04

Planning

Application, heritage information where needed, and the officer conversation handled by us.

05

Building Regulations

Structure and detailing designed for the building that is actually there.

06

On-Site Oversight

The architect on site, deciding what to do when an old building shows its hand.

Hedon

say what is unknown before you start.

A fixed price on an old building that quietly ignores what is buried under it is not a fixed price. It is a bill that arrives in month two.

A Historic Small Town

hedon's core has its own rules.

Hedon is an old town with a compact centre, and the sort of place likely to contain a conservation area and listed buildings. If your property is within a conservation area, permitted development rights are reduced, particularly on roofs, side elevations and anything visible from the highway, and materials and window detailing carry far more weight in the assessment. If the building is listed, listed building consent is a separate approval from planning permission and is judged on the effect of the work on the building's significance.

Tight historic plots also make construction a design problem rather than a logistics one. Access for materials, where a skip can stand, whether scaffolding needs a licence for the footway and how to protect a neighbouring property during excavation all have to be thought about at design stage. On a split appointment nobody owns those questions until the first morning, which is exactly when they are most expensive.

  • Conservation area and listed building designation checked first
  • Listed building consent run alongside planning where both are needed
  • Access, scaffold and skip arrangements planned into the design
  • Party wall notices served properly on close-set older property

The Work

what we take on around hedon.

Extensions, loft conversions, garage conversions and internal remodelling make up most of the residential work, along with the sympathetic repair and alteration that older property tends to need alongside anything new. On houses of some age the useful project is often not the biggest one: a well-judged rear opening and a reworked plan can transform a house that a large extension would simply enlarge.

The practice also runs commercial projects on the same model. Retail units, offices, restaurants and mixed-use conversions bring fire strategy, escape and accessibility for the intended occupancy into play, and in an older building those requirements have to be designed around the fabric rather than imposed on it.

  • Extensions and rear openings on older and post-war housing
  • Loft and garage conversions where the existing structure allows
  • Internal remodelling and sympathetic alteration
  • Commercial fit-out, retail and mixed-use in older buildings

Questions

design & build in hedon, answered.

Which council handles applications in Hedon?

East Riding of Yorkshire Council. They determine householder and full applications for Hedon and the surrounding villages, and they also deal with listed building consent. We submit through the Planning Portal and correspond with the case officer directly.

How can you fix a price on an old building?

By separating what can be known from what cannot. The measured survey and the completed technical design settle the great majority of the cost, and that part is quoted and held to. Where something genuinely cannot be seen until it is opened up, we name it at the outset and attach a range rather than hiding it inside a headline figure.

Is my property in Hedon likely to be in a conservation area?

The compact historic centre of an old town is exactly the kind of area that commonly carries designation, but it depends on the specific address and the boundary is not always obvious from the street. We confirm it before designing, because it changes what is possible under permitted development.

My building is listed. Can you work on it?

Yes. Listed building consent is separate from planning permission and is assessed on the effect of the work on the building's significance rather than on land use. Many schemes need both consents, and it is normal to run them together so the council sees a single consistent proposal.

What kinds of unknowns turn up in older houses?

Most often foundation depth that does not match modern expectations, timber condition where it bears into damp masonry, and drainage that was rerouted at some point and never recorded. None of them are unusual. What matters is that they are anticipated in the plan rather than announced by phone.

How do you deal with access on a tight plot?

It is designed rather than improvised. Where materials come in, where a skip stands, whether the scaffold needs a licence for the footway and how a neighbouring property is protected during excavation are all settled before work starts. On narrow historic streets that planning is half the job.

Do you take on repair as well as new work?

Yes, and on older property the two usually belong together. There is little sense in adding a well insulated extension to a house with failing rainwater goods or a damp problem nobody has diagnosed. We say what needs doing and what can wait.

Do you work in the villages around Hedon?

Yes. Kingston upon Hull, Withernsea, Beverley, Cottingham and the settlements across Holderness are all within our normal working area. Hedon falls to East Riding of Yorkshire Council, as do most of the surrounding villages, while Hull is a separate authority.

Will an extension have to match the existing brickwork?

Not necessarily, and matching badly is often worse than not matching at all. In a conservation area the officer's concern is how the work reads in the street scene, which can be answered either with a careful match or with a clearly subordinate contemporary addition. The choice has to be argued in the drawings.

How long does the approval process take?

A householder application is normally determined within eight weeks of validation, thirteen for a larger one, and listed building consent runs alongside on a similar timescale. Validation is where time is most often lost, so we make sure the submission is complete first time.

Do you handle the building regulations too?

Yes, and they are a separate approval from planning with a different test. Planning is about land use and appearance, building regulations are about structure, fire, insulation and drainage. On an older building the technical design is where most of the real thinking happens.

What is the first step?

A free consultation at the property. We look at the building, talk about what you want and give an honest view on whether it is achievable within your budget, including where the risks sit. There is no charge and no obligation.
