ONE APPOINTMENT, NOT NINE

Design and Build in Pocklington

Most people who start an extension in Pocklington do not want to become a project manager. They want the surveyor, the drawings, the council, the engineer, the trades and the certificates to be somebody else's list. That is what an architect-led design and build appointment is for.

Design & Build in Pocklington

one appointment instead of nine.

Count the people a normal domestic project needs and it is not two. It is a measured survey, a designer, a planning consultant on anything awkward, a structural engineer, a building control body, a party wall surveyor if a neighbour is close, a groundworker, a bricklayer, a roofer, an electrician, a plumber, a plasterer and a joiner. Under a traditional arrangement somebody has to hold all of that together, and that somebody is usually the homeowner.

We take the whole list. The architect who designs your project appoints and programmes the trades, deals with the council, coordinates the engineer and holds the sequence together. There is one contract, one accountable party and one person who knows why the steel sits where it does.

The practical difference shows up in the boring moments. When the roofer needs a decision about a verge detail, he asks the person who drew it, and the answer takes an hour rather than a fortnight.

  • Survey, design, approvals, engineering and trades under a single appointment
  • One point of contact from the first sketch to the completion certificate
  • Trade programming held by the practice, not left to you to chase
  • The build cost agreed at the outset and held to
  • Residential and commercial work across the East Riding

Our Process

how we work.

01

Consultation

A first visit to the property to see what you have and hear what the space is failing to do.

02

Brief

Scope, priorities and budget written down, so that later decisions are measured against something.

03

Design

Options rather than a single scheme, developed until the layout is genuinely resolved.

04

Approvals

Planning to East Riding of Yorkshire Council, then the building regulations package, both run by us.

05

Construction

Trades appointed, sequenced and supervised by the practice that drew the job.

06

Handover

Snagging, commissioning records, certificates and warranties collected in one place.

Pocklington

coordination is the part that eats the year.

The design is rarely what delays a project. Waiting on an engineer who is waiting on a survey, while a joiner holds a slot he cannot hold for ever, is what delays a project.

Wolds Edge Property

the stock here is not all one thing.

Pocklington sits at the foot of the Wolds and its housing runs a wide range, from older brick and pantile property near the centre through interwar and post-war housing to the modern estate development that has grown around the edges of the town. What is straightforward on one of those is not on another. A modern estate house often has a shallow foundation and a truss roof that dictates what a loft can ever become. An older property near the centre is more likely to have solid walls, unpredictable ground and a boundary that touches a neighbour.

If your property falls within a conservation area, or sits close to a listed building, that changes the design conversation rather than ending it. Materials, window detailing and how visible the addition is from the street start to carry real weight. We check the designation for your specific address before proposing anything rather than assuming a rule for the whole town.

  • Measured survey of the property as built, not as the deeds describe it
  • Roof structure checked before a loft is promised
  • Conservation area and listed building designation checked at the start
  • Ground conditions and drainage assessed before a foundation is priced

Approvals And Site

east riding of yorkshire council, and then the build.

Pocklington applications are decided by East Riding of Yorkshire Council. We prepare the drawings, write the supporting case, submit, and deal with the officer through to a decision, including any amendments the case needs. Building regulations is a separate approval on separate grounds, and that technical package is prepared by us as well, so the scheme that gets consent is the scheme that can actually be built.

On site, visits are set against construction stages rather than a promise of daily attendance that nobody keeps. Setting out, foundations, drainage, structural steel, roof, pre-plaster and second fix are the moments where being present changes what happens, and those are in the programme before the first delivery arrives.

  • Full drawing set prepared for East Riding of Yorkshire Council
  • Pre-application enquiries where an early officer view is worth having
  • Building regulations submission and inspection coordination
  • Stage-based site visits with written notes and photographs

Questions

design & build in pocklington, answered.

Why use one practice for both design and construction?

Because the gap between the two is where domestic projects go wrong. With separate appointments the drawings get priced by someone who was not in the design conversation, and every ambiguity becomes a variation. With one practice the design responsibility and the build responsibility sit together, so there is nothing to argue across.

Who decides planning applications in Pocklington?

East Riding of Yorkshire Council. They handle householder and full applications for Pocklington and the surrounding Wolds villages, along with listed building consent where the property is designated. We submit through the Planning Portal and speak to the case officer directly.

Do I have to find my own structural engineer?

No. Engineering is coordinated by us as part of the appointment, along with any specialist consultant the scheme needs. You are not collecting quotes from people whose work you have no way of comparing.

How do you keep the cost from moving?

By finishing the technical design before construction is priced. Beam sizes, floor build-ups, glazing specification and the drainage route all carry cost, and if those decisions are made on site they arrive as extras. Resolved first, they are simply part of the number you were given.

My house is on a modern estate. Does that make a loft conversion harder?

Sometimes. Estate housing is often built with trussed rafters, which means the roof structure has to be altered rather than simply boarded, and head height is frequently the limiting factor. It is usually still achievable, but the survey has to answer that question before anybody promises you a room.

Is my property in a conservation area?

That depends on the address, and boundaries are not always obvious from the street. We check the designation for your specific property at the start, because conservation area status reduces permitted development rights and changes what the council will accept on materials and detailing.

Do you work in the villages around Pocklington?

Yes. Barmby Moor, Wilberfoss, Stamford Bridge, Millington and the villages along the Wolds edge fall to the same authority, and we work across them as well as towards York and Market Weighton.

What if my neighbour objects?

An objection is not a veto. The council weighs comments against planning policy, so a point about overlooking or loss of light carries weight while a point about losing a view does not. Where a boundary is tight we would rather design out the obvious objection than argue about it afterwards.

Can you take on just the drawings?

Yes. Plenty of clients want a planning and building regulations set to give to their own builder, and we produce that gladly. Design and build is what we recommend for cost certainty, but it is not a condition of working with us.

How long from first meeting to finished job?

Design and approvals typically run a few months, largely set by the eight week determination period for a householder application. Construction is a matter of scale, from weeks for a small single storey extension to several months for a two storey addition or a full remodel.

Do you do commercial work as well?

Yes. Office fit-outs, retail units, restaurants and mixed-use conversions are part of the practice. Commercial schemes bring fire strategy, means of escape and accessibility into the design from the beginning, and they usually run to a lease date rather than a season.

What do I get at handover?

The building control completion certificate, electrical certification, commissioning records for anything installed and the product warranties, handed over as one set. Assembling that after the trades have left is far harder than collecting it as you go.
