OUR OFFICE IS IN SOUTH LEEDS
Design and Build in Leeds
Our registered office is at Arlington Business Centre, White Rose Park, LS11. Leeds is not a town we travel to, and that changes what an architect-led design and build appointment can look like here: attendance when the build needs it, not when the diary allows it.
Design & Build in Leeds
the gap that costs homeowners money.
In the usual arrangement you appoint a designer, then separately appoint a builder, and the two meet properly for the first time on site. Every ambiguity in between becomes a variation. A detail gets simplified because it is slow. A material is substituted for lead time. Nobody is behaving badly; the structure of the appointment simply puts design and delivery on opposite sides of a table with you as the referee.
We hold both. The architect who designs your project also runs the build, so what is designed is exactly what gets built and the build we quote initially is the build we stick to. If something turns out to be awkward to construct, solving it is our problem rather than a cost for you to absorb.
Being based here means the practical side works too. Site meetings are easy to arrange, deliveries and skips can be dealt with quickly, and a decision that would otherwise wait a week gets made the same day.
- Design and construction under one appointment and one contract
- A single point of contact from first sketch to completion certificate
- The agreed build cost held to, with no extras invented mid-programme

- Residential and commercial work, from extensions to full fit-outs
Our Process
how we work.
Consultation
A first visit to the property, a look at access and constraints, and a plain view on the budget.
Brief
What the space has to do and what it cannot cost, agreed and written down before design.
Design
Options tested properly, then developed until the trades can build from the drawings directly.
Approvals
Planning to Leeds City Council, then the separate building regulations submission.
Construction
Trades appointed, sequenced and supervised by the practice that designed the work.
Handover
Snagging closed, then certificates, commissioning records and warranties in one pack.
Leeds
one practice, one contract, one point of contact.
The architect who draws your project appoints the trades, sets the sequence and answers the questions on site. Nothing gets handed to a contractor who was not in the room when it was designed.
The Housing Here
terraces, semis and everything in between.
Leeds housing runs an unusually wide range. There are dense Victorian terraces, back to back property in the inner suburbs, large interwar and post-war semis further out, 1960s and 1970s estate housing, and modern development on the edges. What is straightforward on one of those is not on the next. A terrace with no side access changes the construction method before anything else is decided. A back to back has constraints on light and outlook that shape what a rear addition can ever be.
Some of the older stock is also in conservation areas, and in parts of the city an Article 4 direction removes permitted development rights that would otherwise apply. We check the designation for your specific address rather than working from a general assumption about the district.
- Construction method chosen to suit access before anything is priced
- Conservation area and Article 4 direction checks for the specific address
- Party wall notices and neighbour liaison on terraced and semi-detached property
- Roof structure checked before a loft conversion is promised

Leeds City Council
a big authority, and a queue.
Applications go to Leeds City Council, which handles a large volume of householder work across a very mixed authority area. That has a practical consequence: getting a submission validated first time matters, because a request for missing information can cost a fortnight before the eight week clock even starts. We prepare the drawings, statements and supporting information to the standard the authority actually asks for.
Building regulations approval is separate and assessed on different grounds, covering structure, fire, insulation, ventilation and drainage. That technical package is prepared and submitted by us, and the inspections are coordinated with the build stages so nothing is covered before it has been seen.
- Applications prepared and validated first time for Leeds City Council
- Pre-application enquiries where an early officer view is worth having
- Building regulations package prepared, submitted and inspected
- Conditions discharged as part of the construction programme

Questions
design & build in leeds, answered.
Are you actually based in Leeds?
Our registered office is at Arlington Business Centre, White Rose Park, Leeds LS11 0NE, and the practice also works from Kingston upon Hull. Leeds projects are on our doorstep rather than at the end of a drive, which is why attendance here is straightforward.
Which council decides applications in Leeds?
Leeds City Council, across a very large and mixed authority area that runs from the inner city out to market towns and villages. Volume is high, so a submission that validates first time is worth more than it sounds.
What does architect-led design and build mean?
One practice holds both the design and the construction, and the architect who designed your project oversees the trades who build it. There is no handover to a contractor who was not part of the design conversation, so there is no gap for the detail or the budget to fall through.
My house is a terrace with no side access. Can it be extended?
Usually, but the construction method changes and so does the cost. Material and spoil handled through the house needs protection and sequencing, and smaller plant or hand digging takes longer. Deciding that at design stage is how it stays inside the price rather than arriving as an extra.
What is an Article 4 direction?
It is a direction that removes specific permitted development rights in a defined area, so work that would normally need no application does need one. It catches people out because it applies to particular streets rather than whole districts. We check whether one applies to your address before recommending a route.
Do you fix the build cost?
The build we quote initially is what we stick to. That works because the technical design is complete before construction is priced, so the decisions that normally arrive as extras have already been made. Where a genuine unknown exists we say so at the outset and give the range.
Can you convert a loft in a post-war semi?
Often, though the roof structure decides it. Trussed roofs need altering rather than simply boarding, and head height is frequently the limiting factor. The survey answers that question before anyone promises you a bedroom.
Do you take on commercial work in Leeds?
Yes. Office fit-outs, retail units, restaurants and mixed-use conversions are part of the practice. Commercial schemes bring fire strategy, means of escape and accessibility into the design from the start, and they usually run to a lease date, which makes the programme the fixed point.
How often will the architect be on site?
Attendance is scheduled against construction stages, agreed before work starts: setting out, foundations, drainage, structure, roof, pre-plaster and second fix. Being based in the city means we can add a visit when a decision needs one rather than waiting for the next planned slot.
How long does the whole thing take?
Design and approvals normally run a few months, largely set by the eight week determination period for a householder application. Construction depends on scale, from weeks for a single storey extension to several months for a two storey addition or a whole house remodel.
Which parts of Leeds do you cover?
The whole authority area, from the inner suburbs out to Horsforth, Roundhay, Morley, Otley and Wetherby. It is one council with one local plan, though the character of the stock changes enormously across it, so the design conversation is very different street to street.
What do I receive at handover?
The building control completion certificate, electrical certification, commissioning records and product warranties, handed over together. That pack is what a buyer's solicitor will ask for later, and it is much easier to collect during the work than after it.
