Architect-Led Design and Build in Doncaster

Plots around Doncaster and its outlying villages are often more generous than they are further north, which changes what is worth considering. Two storey extensions, annexes and outbuildings that actually work are all on the table here, and all of them are decided by City of Doncaster Council.

Space and Ambition

annexes, outbuildings and second storeys.

Where the plot allows it, the interesting questions move beyond a rear extension. An annexe for a parent or an adult child, a garden building used as a proper office rather than a shed with a socket in it, or adding a first floor over an existing single storey element are all common requests here, and all three are more technical than they look.

The planning issue on an annexe is almost never the building, it is the use. A dependent relative annexe that remains part of the main dwelling is assessed very differently from a separate independent unit, and the council will look at whether it has its own access, its own facilities and whether it could function on its own. That distinction usually decides the application, so it needs to be designed for deliberately rather than discovered afterwards.

  • Annexes for dependent relatives, designed for the use as well as the building
  • Garden offices and outbuildings built to a habitable standard
  • Two storey and over-structure extensions where the existing build can carry it
  • Wrap-around extensions and full internal remodelling
  • New build houses on infill and garden plots

Our Process

how we work.

01

Consultation

A free visit to walk the plot and talk about what the site could actually take.

02

Brief

Scheme, budget and use written down before design work starts, annexes included.

03

Pre-Application

Genuinely useful on annexes and outbuildings, where the use is the contested point.

04

Planning

Full drawings and statements submitted to City of Doncaster Council, managed to decision.

05

Building Regulations

Construction drawings, structure, drainage and insulation, then the building control submission.

06

On-Site Oversight

The architect who designed it inspects the build at the stages that matter.

Doncaster

more plot means more options.

An annexe, a garden building or a two storey addition changes the value and the usefulness of a property far more than another few metres on the back of the kitchen. It also needs designing properly.

Planning authority: City of Doncaster Council

The Authority

city of doncaster council.

Doncaster became a city in 2022 and its planning authority is City of Doncaster Council, covering the town and a wide surrounding area of villages and former colliery settlements. Householder applications are normally determined within eight weeks of validation and larger applications within thirteen. The clock only starts once the submission is accepted as valid.

The district covers a very varied set of contexts, from Victorian and interwar housing in and around the town to village and rural property further out. Green belt applies to parts of the area, and where it does, the tests on new buildings and extensions are much stricter than they are on an ordinary residential plot. It is worth establishing that at the outset, because it can change the whole shape of a scheme.

  • City of Doncaster Council decides applications across the district
  • Green belt position checked on the specific site before design begins
  • Conservation area and listed building checks where they apply
  • Case officer liaison, objections and amendments handled by us

How We Work

designed and built by the same practice.

The usual arrangement splits a project between a designer and a builder, and the join between them is where the money and the quality leak away. We do both. The architect who draws your scheme is the person on site while it is built, which means the detail that made the design work does not quietly disappear during construction.

It also fixes the pricing. The build quoted initially is the build price we stick to, because we are pricing our own drawings rather than someone else's. No hidden costs, no second quote after you have committed, and one person answering the phone for the whole project.

  • What is designed is exactly what gets built
  • The initial build quote is the one we hold to
  • Over ten years of architectural design experience
  • Residential and commercial projects across the district

Questions

architectural design in doncaster, answered.

Do you cover Doncaster?

Yes. Doncaster and the surrounding villages are on our regular list, along with Goole, Selby and Howden. The measured survey visit is booked before design work begins and the construction stage visits are agreed before the build starts.

Which council decides planning applications in Doncaster?

City of Doncaster Council. Doncaster became a city in 2022 and the authority covers the town and a wide area of surrounding villages. Householder applications are normally determined within eight weeks of validation, and we handle the submission and the officer correspondence.

Can I build an annexe for a relative?

Often yes, but the planning question is about the use rather than the building. An annexe that stays part of the main dwelling is assessed very differently from an independent unit, and the council will look at access, facilities and whether it could function separately. That has to be designed for from the start.

Do I need permission for a garden office?

Outbuildings can fall under permitted development subject to limits on height, position, how much of the garden they cover and whether they are used as separate living accommodation. Using one as sleeping accommodation changes the position entirely. If it is going to be genuinely habitable, get the route confirmed before you build.

Is my site in the green belt?

Parts of the Doncaster district are, and where green belt applies the tests on new buildings and extensions are considerably stricter than on a normal residential plot. It is one of the first things we check, because a scheme that would be routine elsewhere may need a completely different approach in the green belt.

Can I add a first floor over an existing single storey extension?

Sometimes, and the answer depends on what the existing foundations and structure will carry. That is a survey question, not a hopeful assumption. Where the existing build cannot take it, the alternative is usually rebuilding the element rather than abandoning the idea.

How long does the whole process take?

For a straightforward extension, roughly three to four months from first call to being on site: survey and design, eight weeks for the planning decision from validation, then building regulations and construction information. Annexe and green belt applications usually take longer at the planning stage.

Do you work in the villages around Doncaster?

Yes. The outlying villages are decided by the same authority and often bring more generous plots, which opens up options that a tighter urban site would not support. Some also carry conservation area designation or green belt constraints, so we check the address first.

What happens if a neighbour objects?

The council consults neighbours and gives a period for comment, normally twenty one days. An objection is not a veto. Officers weigh comments against planning policy, so a complaint about a lost view carries no weight while one about overlooking or loss of daylight does. Those are the points we design out beforehand.

Will you handle building regulations too?

Yes. They are a separate approval from planning and cover structure, insulation, fire safety, drainage and ventilation. On annexes and outbuildings intended for habitable use the building regulations work is substantial, and it is much cheaper to resolve on paper than on site.

How do I know the build price will hold?

Because we price our own drawings and stick to the quote. The usual cause of a rising price is a contractor pricing an incomplete set and then charging for every gap. When the same practice designs and builds, those gaps are ours to absorb.

Do you take commercial work in Doncaster?

Yes. Offices, retail units, restaurants, industrial premises and mixed use schemes, including changes of use. Commercial projects run to tighter programmes, so the visit schedule is denser and the decisions that would hold up a fit out are brought forward.
