SELBY, NORTH YORKSHIRE

Architect-Led Design and Build in Selby

If the last time you applied for anything in Selby the letter came from the district council, that has changed. Selby applications are now decided by North Yorkshire Council, and the policy your scheme is judged against is worth checking rather than assuming.

Who Decides It Now

north yorkshire council took this over.

Local government in North Yorkshire was reorganised in 2023 and the old district councils were absorbed into a single unitary authority. Selby applications now go to North Yorkshire Council, which covers a very large area running from Selby up to Scarborough, Malton and Harrogate. The practical consequence is that the same authority is applying policy across a much wider and more varied patch than a district council ever did.

Two things follow from that. First, older advice referring to Selby District Council is out of date, even where the underlying policy has not changed. Second, until the authority's plan making settles, the policy background can vary depending on which part of the county your site sits in. We read what applies to your address at the time you apply rather than reusing an answer from a previous project.

  • North Yorkshire Council decides Selby applications
  • Householder applications normally determined within eight weeks of validation
  • Current policy checked against your specific site

Our Process

how we work.

01

Consultation

Free, on site, and it starts with the property rather than a sales pitch.

02

Brief

The scheme, the finish level and the budget agreed in writing before drawings start.

03

Pre-Application

Used where the site is constrained or a previous application in the area was refused.

04

Planning

Full drawing set, statements and submission to North Yorkshire Council, managed to decision.

05

Building Regulations

Construction drawings, structural coordination and the building control submission.

06

On-Site Oversight

Site inspections by the architect who designed it, at the stages that matter.

Selby

the council changed. the tests did not.

Overlooking, daylight, scale and materials still decide a householder application. What changed in 2023 is who applies them and which plan sits behind the decision.

The Work

what people ask us for in selby.

The housing here runs from Victorian and early twentieth century terraces and semis in and around the town, through postwar estates, to newer estate housing on the edges. The requests follow the stock. On the older property it is rear extensions, loft conversions and opening up narrow ground floor plans. On the newer estates it is wrap-around extensions, garage conversions and reworking a layout that was built to a developer's standard plan rather than to how anybody actually lives.

Selby also has an older town centre, and where a property falls within a conservation area or is listed, the rules tighten. Permitted development rights are reduced, materials and window detailing come under closer examination, and listed building consent becomes a separate approval alongside planning permission. Those are all workable constraints, provided they are known before the design rather than after.

  • Rear, side and wrap-around extensions
  • Loft conversions and dormer design
  • Garage conversions with full building regulations detailing
  • Internal renovations and layout reconfiguration
  • New builds, infill plots and commercial premises

Why Design and Build

one price, held to.

The standard route splits the project in two. Somebody designs it, you get permission, and then you go and find out what it costs. That is a poor sequence, because by the time the price arrives you have paid fees and made decisions you cannot easily unwind. If the number is wrong, the scheme shrinks.

We are an architect-led design and build practice, so the cost sits alongside the design from the start and the build quoted initially is the build we stick to. There is no hand off to a contractor who reinterprets the drawings, and no arguments about whether a detail was meant to be included. What is designed is exactly what gets built.

  • The build quoted initially is what we stick to
  • No hidden costs and no second price after the design is fixed
  • One point of contact through planning, building control and construction
  • Over ten years of architectural design experience

Questions

architectural design in selby, answered.

Do you cover Selby?

Yes. Selby is on our regular list along with York, Goole, Howden and the villages between. The measured survey visit is booked before design work begins, and the site inspection schedule is agreed before construction starts.

Which council decides planning applications in Selby now?

North Yorkshire Council. The district councils in North Yorkshire were reorganised into a single unitary authority in 2023, so applications that once went to Selby District Council are now decided by North Yorkshire Council. Older guidance referring to the district council is out of date.

Did the reorganisation change what gets approved?

The tests an officer applies to a householder application have not changed. Overlooking, loss of daylight, scale, materials and the effect on neighbours are still the points that decide it. What changed is which authority applies them and which plan documents sit behind the decision.

How long does an application take in Selby?

A householder application is normally determined within eight weeks of validation and a larger application within thirteen. The eight weeks does not start until the council accepts the submission as valid, so a complete drawing set is the biggest single lever on the timescale.

Do I need planning permission for a rear extension?

Frequently not. Many single storey rear extensions fall under permitted development, subject to limits on depth, height, materials and how much garden is built on. Those limits tighten on flats, listed buildings and in conservation areas, and some newer estates had those rights removed by condition.

Is Selby town centre a conservation area?

Part of an older town centre of this kind commonly carries conservation area designation, and there are listed buildings among the older stock. Whether your property falls inside the boundary depends on the address. We check it at the consultation, because it changes what is possible rather than just the paperwork.

Can you convert a garage on a newer estate?

Usually. Converting a garage into a habitable room is often permitted development where the building is not being enlarged and the rights have not been removed. The work is mostly in the building regulations: floor build-up, wall insulation, damp detailing and ventilation all have to be brought up to standard.

What if a neighbour objects to my plans?

The council consults neighbours and normally gives twenty one days to comment. An objection is not a veto. Officers weigh comments against planning policy, so a complaint about losing a view carries no weight while one about overlooking or loss of daylight does, and that is exactly what we design out beforehand.

Do you deal with building regulations too?

Yes. Planning and building regulations are separate approvals with different tests, and you normally need both. We produce the construction drawings, coordinate the structural design and submit to building control so nothing falls between the two.

How do I know the build cost will not increase?

The build quoted initially is what we stick to. Most cost increases on a normal project come from a contractor pricing incomplete drawings and then charging for every gap. Where the same practice draws and builds, those gaps are ours to absorb rather than yours to fund.

Can you take on commercial projects in Selby?

Yes. Retail, offices, restaurants, industrial units and mixed use conversions. Change of use applications tend to attract more questions about parking, servicing and neighbouring amenity, and those are worth resolving in the design rather than defending after submission.

How soon can you visit the property?

Usually within a couple of weeks, and sooner if we already have a visit booked in this part of North Yorkshire. Give us the address and an outline of what you want and we will offer you a date.
