Architect-Led Design and Build in Leeds

Our registered address is at White Rose Park in Leeds, and a good deal of our work sits in the city and its suburbs. Leeds housing is denser and older than most of the region, which makes the constraints tighter and the design work more interesting.

The Housing

terraces, semis and everything after them.

Leeds has an unusually dense stock of Victorian and Edwardian terraced housing, including back-to-back property that exists in very few other cities at this scale, along with through terraces, interwar and postwar semis, and later suburban development further out. Each type sets a different limit on what can be done. A back-to-back has no rear garden to extend into, so the useful space is in the roof or in reorganising what is already there.

A through terrace can usually take a rear extension, but with neighbours on both sides the design questions are daylight to the middle of the plan, the effect on the neighbour's outlook, and where the drains run. On the interwar semis the plots are more forgiving and the common projects are rear or wrap-around extensions, loft conversions and garage conversions. What all of it shares is that a standard detail drawn without visiting the property tends not to fit.

  • Loft conversions and roof work on terraced property
  • Rear and wrap-around extensions on through terraces and semis
  • Internal reconfiguration where extending is not an option
  • Garage conversions and suburban remodelling
  • New builds on infill and backland plots

Our Process

how we work.

01

Consultation

A free first visit to the property to look at the plot, the neighbours and the access.

02

Brief

Scheme, budget, finish level and programme written down before design time is spent.

03

Pre-Application

Worth the fee on constrained urban plots and anything in a designated area.

04

Planning

Full drawing set, statements and submission to Leeds City Council, managed to decision.

05

Building Regulations

Construction drawings, structure and party wall matters flagged, then building control.

06

On-Site Oversight

The architect on site through the build, including the access and sequencing decisions.

Leeds

tight sites reward proper drawings.

On a terrace with a neighbour a metre away on both sides, the difference between an approved scheme and a refused one is usually a drawing that answered the overlooking question before anyone asked it.

Planning authority: Leeds City Council

The Authority

leeds city council and its own guidance.

Applications across the district, including Wetherby and the outer suburbs, are decided by Leeds City Council against the Leeds local plan and the council's householder design guidance. Householder applications are normally determined within eight weeks of validation and larger schemes within thirteen. On a dense site expect the assessment to focus on overlooking, loss of daylight to a neighbour and the effect on the character of the street.

Leeds has a large number of conservation areas across the district, and Article 4 directions have been used in parts of the city to remove permitted development rights, including in areas with a high proportion of rented property. If a direction applies to your street, work that would be automatic elsewhere needs a formal application. That is checked on the address, not on the postcode district.

  • Overlooking and daylight questions designed out before submission

City Sites and Commercial

access and sequence are part of the design.

On a constrained urban site, how the work gets built is as much a design question as what gets built. Where the materials go, whether scaffolding oversails a boundary, how a skip is managed on a street with permit parking, and what the neighbours will tolerate all shape a realistic programme. Ignoring that at design stage is how a build stalls in week three.

The same applies on commercial work. Office fit outs, retail units, restaurants and mixed use conversions run to tighter programmes than domestic projects, because every week of delay is a week not trading. Because we design and build, the decisions that unblock a site are made by the person who knows what the drawing was for, and the build quoted initially is the price we stick to.

  • Access, scaffolding and neighbour impact planned at design stage
  • Party wall matters flagged early rather than the week before work starts
  • Office, retail, restaurant and mixed use projects

Questions

architectural design in leeds, answered.

Do you cover Leeds?

Yes. Our registered address is at White Rose Park in Leeds and we work across the city and its suburbs, as well as Wetherby, which falls to the same authority. The survey visit is booked before design work begins and construction visits are scheduled into the programme.

Which council decides planning applications in Leeds?

Leeds City Council, applying the Leeds local plan and the council's householder design guidance. The district is large and includes Wetherby and the outer suburbs. Householder applications are normally determined within eight weeks of validation.

Can you extend a back-to-back house?

Rarely in the conventional sense, because there is no rear garden to build into. The realistic options are a loft conversion where the roof structure and headroom allow, or reorganising the existing plan to make the space work harder. We will tell you honestly which of those your property can support.

What are the rules on extending a terraced house in Leeds?

The design questions are depth relative to the neighbour, the effect on their daylight and outlook, and where the existing drainage runs. Some rear extensions fall under permitted development, subject to limits, but where an Article 4 direction applies those rights may be removed. It is checked on your address.

Does an Article 4 direction apply to my street?

It might. Leeds has used Article 4 directions in parts of the city, including areas with a high proportion of rented property, to remove specified permitted development rights. Where one applies, work that would be automatic elsewhere requires a planning application. The boundaries are drawn street by street.

Do I need a party wall agreement?

On a terrace or semi, quite possibly. Excavating near a neighbour's foundations or building off a shared wall triggers statutory notice requirements. They take time to serve and resolve, so we flag them at design stage. Leaving it to the week before work starts is the usual cause of avoidable delay.

How do you manage a build on a street with no parking?

By treating deliveries, scaffolding, skip placement and neighbour impact as design decisions rather than site problems. On a constrained plot the sequence has to be thought through before anyone arrives, and because we design and build, that thinking happens in the same place as the drawings.

Do you do loft conversions in Leeds?

Yes, and on terraced property it is often the only way to add real space. The first questions are the existing roof structure, the available headroom once insulation and floor build-up are allowed for, and where the stair can land without ruining the floor below. We survey before promising a layout.

Do you take commercial projects in the city?

Yes. Office fit outs, retail units, restaurants and mixed use conversions. Commercial programmes are tighter than domestic ones, so the site visit schedule is denser and the decisions that hold up a fit out are brought forward rather than left to be discovered.

Will you handle the building regulations application?

Yes. Planning and building regulations are separate approvals testing different things, and you usually need both. We produce the construction information, coordinate the structural design and submit to building control ourselves.

How do you keep the price from moving?

By pricing the build against a design we drew, and holding to the initial quote. Most price movement comes from a contractor pricing incomplete drawings and then charging for the gaps. When one practice does both, those gaps are ours to carry.

Is my Leeds property in a conservation area?

There are a lot of conservation areas across the Leeds district, so it is a real possibility depending on where you are. If your property is inside one, permitted development rights are reduced and materials, windows and roof form are scrutinised much more closely. We check the address before designing.
