House Extensions in Hessle

House Extensions in Hessle

Most extensions in Hessle end up touching somebody else's property, either through a shared wall or through a foundation dug close to the boundary. The Party Wall etc. Act 1996 is separate from planning and it has its own timetable. Getting it moving early is usually what keeps a project on programme.

Neighbours And Boundaries

what actually triggers the party wall act.

Three situations bring the Act into play. Working on a wall that is shared with the house next door, which covers cutting in a beam, raising it or cutting it back. Building a new wall up to or astride the line of junction between two properties. And excavating foundations within the distances the Act sets out from a neighbour's building, where the depth of your dig is below the level of theirs. On a semi-detached or terraced house at least one of those usually applies.

Notice has to be served in writing on the adjoining owner, with different notice periods for the different types of work, and construction cannot begin until the period expires or consent is given. Most neighbours consent, particularly when they have been shown a drawing and told when the noisy fortnight is. Where they do not, each side appoints a surveyor, or both agree on one, and an award is drawn up. That is a normal outcome, not a disaster, but it takes time and money that nobody wants to spend late.

The reason we raise it at design stage is that the design can often remove the trigger. A foundation formed differently, an extension held a little off the line, or a structure that stands on its own rather than bearing on the shared wall can all change the position.

  • Party wall notices and line of junction notices drafted and served
  • Adjacent excavation assessment against the distances in the Act
  • Schedule of condition arranged where a surveyor is appointed
  • Foundation and structural detailing designed to reduce the trigger
  • Neighbour correspondence handled by us rather than left to you

Our Process

how we work.

01

Site Visit

We measure the house and establish where the boundary genuinely runs rather than where the fence happens to be.

02

Party Wall Review

We identify which parts of the work trigger the Act, and who the adjoining owners actually are.

03

Design

Options put together with the boundary condition built in, not bolted on once the drawings are finished.

04

Notices

Notices drafted and served with the full statutory periods, so the start date is real.

05

Approvals

Planning through East Riding of Yorkshire Council where required, and building regulations in every case.

06

Build

Site run by the architect who designed it, with the neighbour kept informed rather than surprised.

Hessle

the boundary is a design decision.

Moving a foundation a few hundred millimetres, or changing how it is formed, can be the difference between a formality and two surveyors, a schedule of condition and a month lost.

The Local Stock

extending a hessle house.

Hessle sits between the city and the Humber and has a mixture of older property near its centre, which may fall within a conservation area, and a great deal of interwar and later semi-detached and detached housing around it. On a semi, the two extensions that usually make sense are a rear addition and a side or over-garage one, and the second is where the boundary questions concentrate because the side gap is by definition the narrow part of the plot.

That gap does more than hold a car. Councils generally want a visual break between pairs of houses to survive, so a side extension that fills the gap right up to the line and comes forward to the front elevation is a harder application than one set back from the front and held slightly off the boundary. Setting it back also leaves room to maintain the flank wall from your own land, which matters once the building is up.

  • Single storey and full width rear extensions on semi-detached houses
  • Side and over-garage extensions set back from the front elevation
  • Two storey extensions where the plot and the roof form allow
  • Maintenance access to the flank wall retained within your own boundary
  • Conservation area checks where the property sits near the older core

Approvals And Technical

planning, building regulations and the ground.

East Riding of Yorkshire Council determines applications here. On a straightforward rear extension the assessment is a fairly mechanical one about scale, overlooking, daylight to the neighbour and materials. On anything at the side, or anything two storey, the officer will look harder at whether the extension stays subordinate to the original house and at what it does to the pair or the terrace it belongs to.

Building regulations run alongside and cover foundations, structure, insulation, ventilation, fire and drainage. Ground conditions vary across the area, so foundation depth is set on site by the building control inspector after the trench is open, informed by what we have allowed for at design stage. Nearby mature trees on shrinkable ground can push it deeper, and it is better to price that in than to discover it.

  • Householder applications and prior approval submissions to the council
  • Building regulations package, calculations and inspection stages
  • Foundation depth allowance for trees and variable ground
  • Drainage survey and build over agreement where a public sewer is involved
  • Structural openings between old and new sized with the engineer

Questions

house extensions in hessle, answered.

Which council handles extensions in Hessle?

East Riding of Yorkshire Council. Hessle is outside the Hull city boundary, so it is assessed under the East Riding local plan rather than by Hull City Council, even though the two are neighbours. We submit through the Planning Portal and deal with the case officer directly.

Do I have to tell my neighbour before I extend?

Under planning, the council consults them for you. Under the Party Wall etc. Act you serve notice yourself, in writing, and that is a legal requirement rather than a courtesy. If you are working on a shared wall, building to the boundary or digging near their foundations, notice is needed.

What if my neighbour refuses to consent to the party wall notice?

Dissenting does not stop the work. It moves the process to a party wall award, prepared either by one agreed surveyor or by one appointed by each side. The award sets out how and when the work is done and records the condition of the neighbour's property beforehand.

How long do party wall notices take?

The statutory periods differ by the type of work and run into weeks, and the clock only starts once the notice is properly served on the correct owner. That is why we raise it at design stage rather than once the builder has a start date, because served late it delays everything behind it.

Can I build right up to the boundary?

Sometimes, but there are three separate questions. Whether planning or permitted development allows it, particularly the tighter eaves height limit near a boundary. Whether the Act requires notice for building at the line of junction. And whether you can maintain the wall afterwards without going onto your neighbour's land.

Do I need planning permission for a rear extension in Hessle?

Not always. Many single storey rear extensions are permitted development, subject to limits on depth, height and eaves height, with attached houses treated more restrictively than detached ones. Rights are reduced in conservation areas and can be removed by an Article 4 direction or by a condition.

Is a side extension harder to get through than a rear one?

Generally yes. Side extensions are more visible from the street and they close the gap between properties, which councils tend to want preserved. Setting the extension back from the front elevation, keeping it narrower than the original house and pitching the roof to match usually make the difference.

What happens if a drain runs under where I want to build?

It depends whose drain it is. A private branch serving only your house can often be diverted. A public sewer or shared lateral drain normally needs a build over agreement with the water authority, and the foundation has to be designed to protect it. A survey at the start settles which one you have.

Will the extension need to match the existing brick?

Materials are a planning consideration where an application is needed, and the usual expectation is that the new work sits comfortably with the old rather than matching it exactly, which is rarely possible with older brick anyway. A deliberate contrast can work well at the rear where it is not seen from the street.

Do you cover the villages west of Hessle?

Yes. North Ferriby, Swanland, Brough, Anlaby and Kirk Ella all fall to East Riding of Yorkshire Council, and we work across them. The policy framework is the same across all of them, while the housing stock and plot sizes vary a good deal.

Do you build the extension yourselves?

Yes. This is an architect-led design and build practice, so the person who designs the scheme oversees the construction. That removes the gap where a builder reinterprets a drawing, and it means the build cost quoted at the outset is the one we hold to.

How disruptive is the build?

The heaviest stretch is groundworks at the start and the day the existing rear wall is opened up. Most of the new structure is built before that happens, so the period when your house is genuinely open is short. We set the sequence out with the quote so you can plan around it.
