WHERE THE WATER GOES
Garage Conversions in Goole
Every garage has a low point and a way for water to leave it. Brick up the door and that route disappears, but the water still arrives. On flat, low lying ground it is the first thing we look at, not the last.
Outside The New Wall
closing the opening changes the drainage.
Garages are usually set slightly lower than the house and often have a fall towards the door, sometimes with a gully or an open threshold that quietly took whatever ran off the driveway. Once the opening is filled with a wall, that arrangement stops working. Water still arrives off the drive in the same volume, it just has nowhere to go, and it ends up sitting against fresh brickwork with a habitable room behind it.
A channel drain across the new threshold line, connected properly, is a small item on a quote and the difference between a dry room and a recurring argument. On flat ground where Goole sits, close to the Ouse and its docks, there is less help from gravity than there is on a hillside, so the falls and the connection have to be thought about rather than assumed. It is also worth checking what the existing gully connects to before anything is capped off.
Ground levels outside the new wall matter as much as the falls do. Where a drive has been resurfaced more than once, the external ground can end up close to or above the level of the internal floor, which bridges any damp proof course and puts water where the construction cannot deal with it. Lowering it is usually simple and always worth checking first.
- Existing gully and threshold drainage traced before it is altered
- Channel drain designed across the new threshold line
- Driveway falls checked against the new wall position
- External ground level kept clear of the new damp proof course
- Rainwater goods reviewed where the roof discharges near the opening
Our Process
how we work.
Site Visit
Slab level, falls, gully positions and where the driveway sheds water when it rains hard.
Feasibility
An honest view on the room, the floor level and what has to change outside as well as in.
Permission
Permitted development assessment and a check of the original permission for a parking condition.
Design
Floor build-up, damp proofing, threshold drainage and the new opening in the elevation.
Regulations
Thermal, damp, ventilation and electrical design submitted to building control.
Build
Delivered and inspected by the practice that designed it, drainage included.
Goole
the driveway does not know the door has gone.
Surface water that used to run into the garage and away down a gully will simply stand against the new wall unless it is given somewhere else to be.
Floor And Damp
a membrane that stops short is not a membrane.
Inside, the slab is normally uninsulated and frequently has no damp proof membrane at all, because a garage floor was meant to shed water rather than exclude it. The new floor needs insulation, a continuous membrane, and that membrane needs to be lapped into the damp proof course in the wall. Where the wall has no course, which is common in older garages, one has to be introduced before the floor is laid.
There is also the level. The slab usually sits below the house floor, and the insulated build-up has to make that difference up. Where the step is generous it fills neatly. Where it is shallow, the build-up will not clear the existing openings and the slab has to be broken out and relaid lower. Establishing which of the two you have is a five minute job on site and it sets the entire budget.
- Slab checked for level, insulation and any existing membrane
- Continuous damp proof membrane lapped into the wall course
- Retrofit damp proof course where the garage wall has none
- Insulated build-up designed to finish flush with the house floor
- Slab lifted and relaid where the height difference is too small

Permission
mostly internal, but the paperwork still matters.
An internal conversion of an attached garage, with no enlargement of the building and a window or door replacing the garage door, will usually fall within permitted development. That is the general position and not a guarantee. Later estate housing around the town can carry a condition on the original permission requiring the garage to be retained for parking, and an Article 4 direction can remove permitted development rights altogether across a defined area.
Building regulations are separate and they apply in every case. Converting a garage into habitable space is a material change of use for building control, which means an application, inspections and a completion certificate at the end. East Riding of Yorkshire Council handles planning for Goole, and building control can be done through the council or through an approved inspector.
Where the conversion is permitted development, a lawful development certificate is usually worth the modest fee. It is assessed on fact rather than opinion and it leaves a council record confirming the work was lawful, which is a far easier thing to hand a buyer's solicitor than a verbal assurance and a folder of invoices.
- Permitted development assessment for the specific address
- Original estate permission checked for parking conditions
- Article 4 and conservation area checks with East Riding of Yorkshire Council
- Planning application prepared where rights have been removed
- Building control application, inspections and completion certificate

Questions
garage conversions in goole, answered.
What happens to the drain in my garage floor once it is converted?
It gets traced, and then either capped and made good or reused as part of the new external drainage, depending on what it connects to. What it cannot do is stay under a habitable floor as an open connection. Working out where it goes is part of the survey rather than a decision for the day it is found.
Will water pool against the new wall?
Not if the threshold is designed. Once the garage door opening is closed, surface water from the driveway needs a new route, and a channel drain across the threshold line is the usual answer. It is inexpensive at the time and awkward to add once the drive and the new brickwork are finished.
Does Goole being low lying make a difference?
It makes the falls and the connection more important, because there is less gravity to work with than there is on sloping ground. It does not stop a conversion. It simply means the outside drainage deserves the same attention as the insulation, which is not always how these jobs are priced.
Do I need planning permission for a garage conversion in Goole?
Usually not, if the garage is attached, the work is internal and the building is not being enlarged. Treat that as the general position. Estate conditions requiring parking to be retained, Article 4 directions and conservation area designation are the exceptions, and East Riding of Yorkshire Council holds the records that settle it.
Is building control involved even without planning permission?
Yes. The two are separate. Converting a garage to habitable use is a material change of use for building regulations purposes, so there is an application and inspections whatever the planning position. That is what produces the completion certificate a buyer's solicitor asks for.
How much of the floor level can you make up?
It depends entirely on the existing step. A generous drop is straightforward, because the insulated build-up simply fills it. A shallow one is not, because the build-up will not fit under the existing door and window heads, and then the slab has to come out and be relaid lower.
Can the room be a kitchen or utility?
Yes, and the drainage work makes that easier to plan than most people expect, because the connections are already being looked at. Waste routes, ventilation and the position of the boiler all need deciding at design stage rather than after the floor has gone down.
My garage has no damp proof course. Is that unusual?
No, it is very common. A garage did not need one. Converting it does, so a retrofit course is normally introduced, usually by injection, and the new floor membrane is lapped into it. Building control will want to see how the two have been connected before it is covered.
Do you cover the surrounding area?
Yes. We work across Goole, Howden, Selby and over the water towards Barton-upon-Humber and Barrow upon Humber. Bear in mind the planning authority changes as you move between those, so the same conversion can sit under three different councils depending on where the house is.
How long will the whole thing take?
Design and building control submission usually take a few weeks. On site it is normally weeks rather than months, since there is no new structure or roof. The floor, the damp work and the drainage take the biggest share and they are the stages that get inspected.
Is it cheaper than building an extension?
Almost always, because the walls, the roof and the footprint already exist. The saving is structural though, not specification. Insulation, damp proofing, drainage, heating and electrics still cost what they cost, and a quote that looks remarkably cheap has usually left one of those out.
